The building and land known as 2346 St. Mary's Road, Winnipeg, MB, as described in Certificate of Title No. 3212831/1 will be sold by public auction by a Licensed Auctioneer on June 3, 2026 at 9:30 A.M. The auction sale will be held by video or teleconference. There will be no in- person attendees at the auction, in order to participate you must pre-register at least 24 hours prior to the auction by contacting Jo-Anne Degagne at either 204-957-4808 or jdegagne@mltaikins.com.

he Vendor is informed that the property consists of a 3454 sq ft, single family two storey built in 2022, 6 bedrooms, 4 full bathrooms, with full finished basement, triple attached garage, located on a lot with 55.80' frontage. Realty taxes (excluding any accruing water charges) are paid to December 31, 2025. The property is sold subject to taxes and penalties accruing after that date.

TERMS OF SALE
Deposit of $144,000.00 by way of certified cheque or bank draft payable to MLT Aikins LLP, or cash (the cash component of the deposit not exceed $7,500.00) and the balance according to conditions to be announced at the sale.
The property will be sold subject to a Reserve Bid of $789,500.00 plus such other additional and incidental costs which may be incurred by the Vendor from the 11_ day of May_, 2026 to the date of the auction and which costs will be announced prior to the commencement of the sale.
The auction sale will be conducted pursuant to an Order for Sale issued by the District Registrar. Certain parties may be prohibited from purchasing the property, including but not limited to, parties who by virtue of their employment or relationship to a person involved in the sale would have special knowledge of the circumstances pertaining to the sale.
