The building and land known as 458 Balmoral Street, Winnipeg, Manitoba, as described on Certificate of Title Nos. 1006733/1, 1006736/1 and 1006738/1, will be sold at public auction on March 17, 2026 at 10:00 a.m. The auction sale will be held by way of videoconference. There will be no in person attendance at the auction. In order to participate you must pre-register at least 24 hours prior to the auction by emailing marsha.seelal@gov.mb.ca or calling (204)945-1873.
The vendor is informed that the property consists of a six-story, 52-unit apartment building, approximately 35,460 square feet in size. The lot is approximately 23,151 square feet in area. As of August 2025, the vendor believed that 48 of the units were occupied by tenants.
SURVIVING ENCUMBRANCES: Caveat Nos. 1153130/1 and 5828117/1 registered against and affecting Title Nos. 1006733/1, 1006736/1 and 1006738/1, prohibiting the Land from being sold and the building located thereon from being demolished or used for a purpose other than social housing without the prior written consent of The Manitoba Housing and Renewal Corporation.
TAXES: Paid up to and including December 31, 2025. Purchaser responsible for paying any outstanding water accounts, property management fees and other charges that may or may not yet have been added to the tax roll. On July 21, 2025, the City of Winnipeg's Waste and Water Department gave notice of an outstanding balance of $82,888.73 for utilities. On December 17, 2025, the City of Winnipeg's Community Services Division issued a Compliance Order for a contravention of ss. 6(1) of By-law No. 1/2008 for accumulation of garbage.
RESERVE BID: To be announced prior to the commencement of the auction sale. Reserve Bid will exceed $3,095,000.00.
TERMS: A deposit of $619,300.00 by way of certified cheque or bank draft, and the balance in accordance with the conditions to be announced at the auction sale, payable to The Manitoba Housing and Renewal Corporation c/o Manitoba Justice, Legal Services Branch, 730 – 405 Broadway, Winnipeg, MB.
The successful bidder must provide the deposit and the signed Auction Sale Conditions to the Legal Services Branch within 24 hours of the auction sale.
